When we decided to buy in Florida our mission was to buy a home that myself, my wife and my kids would wish to return to year after year. It had to be fabulous, it had to be near to Disney, it had to be gorgeous, it had to luxurious, it had to be unique, it had to be well designed, it had to be well located……and it had to be PRIVATE AND NOT OVERLOOKED!

Our home in Orlando meets all of these requirements and that is why so many families have visited and returned to our Florida home again and again! Even now after 3 years, when we walk in the front door after the long flight from Ireland, we are still taken aback with the “Wow”factor! After walking in the front door we always head straight to that superb South Facing Pool Deck and the peace and tranquility. Palm Trees, greenery, peace and no house behind………that is special!

Our home actually had an option for a sixth bedroom but we opted to have five bedrooms instead using the proposed sixth bedroom as second sitting room/den/computer area. The home is so spacious that it comfortably accommodates up to 12 people and even with 12 there is still lots of space

The home even has 5.5 Bathrooms including an air conditioned Bathroom on our Pool Deck! This is a great convenience saving a trip through the house. All the bathrooms are luxuriously designed and three even have his/hers wash hand basins.

We have 2 master en suite bedrooms, 1 US king (UK Super King) and 1 US Queen (UK King-Size) plus three twin rooms, one of which is themed in Sponge Bob Square Pants.

To conclude this section, when you enter our home for the first time and experience the wonderful design, the luxury and comfort and of course our simply stunning Pool/Spa Deck with the great views and privacy, you will understand why we bought in Calabay Parc and why we all enjoy returning, like many of our guests, year after year!

We will now take you through our beautiful home room by room describing the key features throughout

SITTING AREA DOWNSTAIRS

Our downstairs Sitting Area is open-plan and airy with wonderful views through the triple slider on to our Pool Deck and the green area behind. It is equipped with a three place Sofa, a two place Love Seat and a Single seat. In addition there is a 28” T.V., Home Cinema system with Surround Sound, ceiling Fan and 2 side tables and one coffee table. It really is delightful and decorated nicely with artificial plants and greenery and has dressed windows.

SITTING AREA UPSTAIRS

Our second Sitting Area is upstairs and again is open-plan and airy with wonderful views through the window over Southern Dunes Golf Club. It is equipped with a three place Sofa and a two place Love Seat. In addition there is a T.V., PS2, ceiling Fan and 2 side tables and one coffee table. It also is home to our Computer Station with High Speed Internet, PC and even secure Wi-Fi plus the Playstation 2.

DINING AREA

This is located downstairs in the open area beside the Kitchen and has access to the Pool Deck and covered outside eating area through it’s own slider. The Dining Area seats 8 and also there are 2 stools at our Breakfast Bar.

KITCHEN

Fully fitted kitchen with all appliances such as American fridge/freezer with Ice Maker, cooker, microwave, dishwasher, kettle, toaster, percolator, blender, Waste Disposal Unit etc. There are plenty of cabinets for storage so space is not a problem.

BREAKFAST BAR

Located between the kitchen and Dining Area, this has two high stools

LARGE LAUNDRY ROOM

Large washer, Dryer and Ironing board.

DOWNSTAIRS BATHROOM

Contains toilet and WHB.

SOUTH FACING POOL DECK

At least 30 feet long and 40 plus feet wide. It is surrounded by hedging in order to ensure privacy. It even has it's own airconditioned Pool Bathroom! The deck really is enormous and you will really not believe the space! It is also protected from insects by our Bug Screen. We have a lovely recessed Eating Area out here and great outdoor lighting and underwater lighting in our Pool and Spa. Our Pool Deck is as much fun at night as it is during the day especially for that midnight swim. A door on one side of the Pool Deck gives you access to the Conservation Area behind.

GAMES ROOM

Huge room at least 25 x 25 feet. Contains a Mizerak Pool Table, Fussball Table and Air Hockey Table.

MASTER BEDROOM DOWNSTAIRS

This a beautiful room with a U.S. King Size bed, two side tables, lights, ceiling fan and Dresser. There is also a TV and DVD player. Leading out of this room brings you to a large clothes area, separate toilet and then in to a wonderful ensuite. This contains his and hers Wash Hand Basins, Tub type bath and huge walk in shower big enough for a football team! The key feature of this room is the access through the slider for that early morning swim.

MASTER BEDROOM UPSTAIRS

Another beautiful room upstairs and across a Mezzanine landing with a U.S. Queen Size bed, two side tables, lights, ceiling fan and Dresser. There is also a TV and DVD player. Leading out of this room brings you to a huge walk in closet, and then in to a large ensuite with walk in shower.

3rd BEDROOM

This is at the top of the stairs and contains twin beds, a bed side table, ceiling fan, chest of drawers and a TV/VCR combination. There is a bathroom with his/hers WHB’s and bath/shower and toilet directly next door.

4th BEDROOM

This is at the end of the corridor and contains twin beds, a bed side table, ceiling fan, chest of drawers and a TV. There is a bathroom with his/hers WHB’s and bath/shower and toilet directly across the corridor.

5th BEDROOM “SPONGE BOB” THEME

This again is at the end of the corridor and contains twin Sponge Bob beds, a bed side table, ceiling fan, chest of drawers and a novelty Sponge Bob TV, Sponge Bob Boombox. There is an ensuite bathroom with his/hers WHB’s.

LOCATION OF THE HOME AND GENERAL INFORMATION

Calabay Parc at Tower Lake is a secure Gated Community located close to Haines City. From Interstate 4 west, exit on to Highway 27 South until you get to Bates Road. Our Community is about 600 yards up Bates Road

It really is a beautiful Community with a stunning Lake and Boat Dock and rare birds and wildlife are frequent visitors. You can even see Alligators and enjoy fishing with the fishing rods we provide from the Boat Dock.

*Easy access to Interstate 4, only 5 minutes drive away.

*Convenient drive to Orlando (25 mins) and Lakeland.

* Championship golf courses are a plenty, the nearest is at Southern Dunes just 1 minute away.

*Walt Disney World is 15 minutes drive away.

*Sea World and Universal Studios are just a 25 and 30 minute drive.

*Orlando International Airport 30 minute drive.

*Sanford Airport 55 minute drive.

*Tampa Airport 65 minute drive.

*15 minutes to US192.

*Only 65 minutes from each coast, relax at the beaches of the Gulf or surf like my children at Cocoa Beach or perhaps visit the Kennedy Space Centre or Daytona.

*Shopping areas nearby: Walmart/Publix at Haines City

* Ridgeview Plaza only 10 minutes: Walgreen's/Domino's pizza/Chinese/hair salon/nail salon/lawyer/insurance/Liquor store/Beef O’Bradys sports bar/charity store/home theatre and electronics store/golf store/florist and a few more general stores. CrackerBarrell is also closeby.

*Posner Park at I4 and 27 which is going to be fantastic. As of August 08 we have Penneys, Bestbuys, Booksamillion, Target, Dicks Sporting Goods with many more Restaurants and shops coming soon!

* Walmart only 1 minute drive away. Half a dozen more within easy driving distance where you can pick up a bargain or two or pick up some cheap and cheerful souvenirs. Also a couple of dollar stores a short drive from the neighbourhood where you can find great discount on all sort of things!
