For those of you feeling a little more adventurous the white powdery sand of the Gulf Coast beaches to the West are about one and a half hours away, or to the East the Atlantic Coast beaches of Cocoa & Daytona are just an hour away.

For golf fans , Sandy Ridge is adjacent to the Champions Gate golf complex with two courses designed by Greg Norman. The David Leadbetter Golf Academy is also just 5 minutes away.

There is a new Publix Supermarket (open 24 hours) by Champions Gate, together with other shops, restaurants, bars, takeaways & a petrol (gas) station.

*INSIDE THE PROPERTY*

High Vaulted ceilings make the villa spacious and airy.

The light spacious *family room* overlooks the pool & lake to which sliding doors give access.
It features a 32" cable TV DVD/VCR combo and stereo with a selection of CD's/DVD's for your use.
A nook with small table adjoins this for casual dining.

A *second living area* provides some peace & quiet & features comfortable seating, the sofa converting to a queen-sized bed to accommodate a further 2 guests if required.
The adjoining formal dining area seats 6 people comfortably.

An open plan *kitchen* leads to the family room & dining/living room. It is fully equipped with every convenience including: full size oven & hob, refrigerator/freezer with ice-maker, built-in microwave oven, dishwasher, toaster, coffee-maker etc.
A separate *utility room* has a washing machine, tumble dryer, iron & ironing board.

All *four bedrooms* each have a TV, radio-alarm clock, ample storage space with dressers/chest of drawers, walk-in closets.

The *two twin bedrooms* are situated next to each other and are serviced by an adjacent bathroom - ideal for the younger members of the family.

The large private, south-facing pool and extended deck feature a 30ft x 15ft pool with underwater lighting for that evening swim. For the cooler winter months there is a pool heater (available at additional cost).
There are 6 sun-loungers, a table and six chairs.

A covered lanai with ceiling fan and light provides the perfect place for outside dining.

A child safety fence is also available for your peace of mind when the pool is not in use.
