Our villa is situated 10 miles from Disney and within easy reach of several prestigious golf courses, Champions Gate resort being only 2 miles away. All the major theme parks are within easy reach as access to the I4 is only 2.5 miles from the villa.

The nearest supermarket and fast food outlets are 2 miles away and the new Walmart only 8 miles.

However, the villa is in a quiet, rural setting with fishing opportunities within 2 miles. It is situated on a small estate with a mixture of holiday and residential homes.

Our villa has 3 bedrooms and 2 bathrooms and a secluded pool set in a large garden which is completely fenced in and not overlooked.

Our villa is our family vacation home and we hope that you will enjoy staying there as much as we do.

Our fully air conditioned villa sleeps up to 6 people. It is comfortable and furnished to a high standard.

The kitchen/dining area is fully equipped with dishwasher, cooker, coffee maker, toaster, kettle, blender, microwave, large fridge/freezer and all the crockery and cooking utensils you will need. The breakfast nook is situated near the window.

The family room has 2 sofas, bar stools, coffee table, digital cable TV, DVD and Video. The French windows open directly on to the pool area and have child safety alarms fitted. The dining area looks out on to the pool.

Our beautiful private south facing swimming pool is completely secluded within a large fenced garden so is not overlooked. It is screened to keep the insects out but allows the sun in. There are sun loungers for relaxing and a table with umbrella. A pool blanket will help retain the heat in the cooler months, .

The master bedroom has a queen-sized bed, bedside cupboards, dressing table,digital cable TV, telephone and large walk-in closet. The window looks out on the pool.

The master bedroom has an ensuite shower room with shower, WC and “his and hers” vanity unit and a door opening directly on to the pool area.

Bedroom 2 has a queen bed, large built in closet, a drawer unit, bedside tables and a television.

Bedroom 3 has twin beds, large built in closet, a drawer unit, bedside table and a television. It has an outer space theme for all those who are young at heart.

These two bedrooms share a bathroom which has a bath with shower, toilet and vanity unit.

The double garage houses the washing machine and drier and also has a dartboard.

All Towels and Linen are provided (but please bring your own beach towels!).

Free use of crib and strollers.

Wireless high speed internet is available free of charge

The villa is completely air conditioned and, in addition, all the rooms have a ceiling paddle fan for extra coolness when necessary.

A telephone is available with free local calls. International calls can be made with the purchase of a telephone card.

Community tennis courts with baseball net and a childrens playground are also available.

We request that our guests refrain from smoking inside the villa or pool area.

Briargrove is located just off US27, the I4 and Highway 192 making it a great base to explore all the shops, supermarkets and the hundreds restaurants that Kissimmee has to offer. There is a Publix supermarket just 5 minutes from your holiday villa, handy for those everyday essentials. In addition to the major theme parks, within the area you will also find activities such as golf, fishing, jet ski, bungee jumping, go-karting, horse riding, air boats and many more all within easy reach of your Orlando vacation home. In fact there are 5 golf course all with 10 miles of your holiday villa. Its closeness to Disney means that you can nip back to the villa for a cool dip at lunchtime if you wish.
