The villa sits within the gated community of Southern Dunes Golf & Country Club, a stunning championship golf course, ranked among the TOP 100 in the US and rated 4 star by Golf Digest. There are also other golf courses all within close proximity.

Within the grounds of Southern Dunes Golf & Country Club, and available for your use are:

Our spacious, fully air-conditioned villa, boasts its own south facing courtyard pool attracting the sunshine all day and in to the evening, in total privacy, with a separate hot tub / spa.

It is furnished in true Floridian style, with your comfort in mind and has recently just had new tiles and carpets put down throughout the villa.

It includes for your use, all free of charge, TV with cable channels, DVD player and a PS2 with games in the lounge area. There are TV's in all three of the bedrooms. It has a telephone in the kitchen and in the master bedroom, for your use, with all local calls being free of charge and also a portable CD player so you can listen to your favourite music.

All these things are there to help you relax and unwind after a tiring day around the theme parks or a day on the golf course.

The villa is situated on a spacious plot and is very private. The area is very quiet and peaceful. There are open grassed areas around the building and to one side, a few steps away, is one of the communal pools and gym. Use of this facility is almost exclusive and is ideal for the more serious swimmer or fitness fanatic.

The pool and deck area form the heart of this unique vacation home. From the front double doors you walk past the pool to the main entrance of the house. The deck area is accessible through glass sliding doors that open out from the three bedrooms and the kitchen. Screened to keep out unwanted bugs, the area offers you complete privacy for swimming and sunbathing (noisy or curious neighbours are unable to impose on your parties activities in any way!).

As you may know, the majority of vacation homes in Florida do have screened pools, but many of them are tacked onto the back of the property and are overlooked by several identical pools, some within touching distance. Our heated, screened pool with covered deck is completely enclosed and even boasts a separate Jacuzzi / hot tub. This area is ideal for sunbathing whilst there is a very spacious area under cover for sitting or dining when the sun just gets too strong.

The villa also benefits from a completely self-contained guest or 'mother-in-law' suite. This offers excellent privacy and space for two couples or larger famililies travelling together.

We also provide our guests, by prior arrangement, with the free use of any baby equipment that they may need during their stay.

This courtyard pool / villa concept is a very unusual feature to find in a Florida vacation, in fact it is unique to Southern Dunes. We hope you enjoy it as much as we do.

We can easily be found and will be more than happy to give you directions from your airport. The journey from any of the following airports is as follows:

· Orlando Airport – 50 mins
· Sanford Airport – 60 mins
· Tampa Airport – 65 mins

Southern Dunes is in Haines City, Polk County, the largest county in Florida, it is home to famous attractions such as Cypress Gardens, Bok Tower Gardens and Fantasy of Flight. While there are no beaches, the area is littered with beautiful public lakes, colourful orange groves and acres of relaxing pine forests.

We are perfectly located for exploring other parts of Florida as well. Tampa (Busch Gardens) and the superb Gulf coast beaches including Saint Pete and Clearwater can be reached in about 70 minutes while to the east, Kennedy Space Centre, Cocoa beach and Daytona beach on the Atlantic coast can be reached in about 60 mins.

We originally stayed in Florida 10 years ago and found that we loved it here – in fact we keep coming back time and time again.
Eventually we decided to buy our own place in the sun. Luckily we found Southern Dunes, the perfect place for a holiday and so we bought our beautiful 3 bedroom / 3 bathroom villa in these idyllic surroundings.

The villa sits in the superb location of Southern Dunes Golf & Country Club a stunning, championship course. For the keen golfer this means playing on one of America’s top 100 golf courses. It is a renowned Golf Digest 4 star rated course, modelled on St Andrews.
For those of you who do not play golf a stroll around the course is a must to experience the beautiful shrubs, grasses and ornamentals.

The villa is located on a private gated community, with night-time security.
It is cared for by an on-site management company, ensuring that the villa, pool and general surroundings are immaculate at all times. These managers are available to you 24 hours a day during your trip, should you have any questions at all.

This holiday offers something for everyone and all the family, any age, will be happy with all the glorious opportunities on offer.

The golf club has its own luxurious Club House with bar and restaurant (which also provides a take out service). There are community swimming pools, gym, tennis courts, children’s play area and fishing / boating lake.

Just outside the gates, within walking distance, is a Wal-Mart Superstore, a Winn Dixie Marketplace, a Dollar Tree, Bank of America, Taco Bell and a Chevron Service Station. Over the road there is a Blockbuster Store, McDonalds, Burger King, KFC, Checkers and a Chinese Restaurant – with more opening soon. There is also a Walgreens pharmacy.

For the more sophisticated diners there are many good restaurants within a 5-10 minute drive.

We invite you to enjoy our luxurious, air-conditioned villa, boasting its own south facing courtyard pool with separate hot tub / jacuzzi. This unique design brings together the pool and deck area with the rest of the villa. All 3 bedrooms, the lounge and kitchen/breakfast areas all have immediate access to the pool. This gives a great feeling of true open-plan living. The lounge also has access to a grassed area at the rear of the villa through large patio doors. It is just perfect for un-winding and relaxing after a long day at the theme parks or after a round of golf.

The villa can comfortably accommodate up to 8 people, with one of the sofa’s in the lounge converting in to a bed if need be. The living space is generous and every effort has been made to ensure your stay with us would meet your every requirement.

This is a holiday home that incorporates the splendour of one of America’s premier golf clubs with all the magic and wonder that Florida, the Sunshine State, can offer.

OVERVIEW

Our home is fully air conditioned and consists of a lounge/diner, kitchen/diner, utility room, three bedrooms and three bathrooms, all furnished and equipped to a high standard.
All bed linen and towels are supplied. Our management company will clean the villa and wash the bed linen and towels before your arrival.

SITTING ROOM / LOUNGE

Spacious, fully carpeted open plan family lounge with queen size sofa
(converts into a bed if required), a two seater sofa, cable TV, DVD, PS2 & CD player, and high vaulted ceiling. Patio doors lead through to grassed area at rear. Main entrance gives access out to the pool area.

DINING AREA / BREAKFAST NOOK

There is a formal dining area and a breakfast nook. Patio doors give access to the pool area.

KITCHEN / UTILITY ROOM

The kitchen is fully equipped with a fridge/freezer, cooker, microwave, dishwasher, waste disposal unit, coffee maker and toaster. It has plenty of cupboards and storage space and there are pots, pans, dishware, glassware and tableware for all your catering requirements. A large washing machine and tumble dryer are situated in the separate utility room together with an iron and ironing board. There is also a hairdryer for your use.

MASTER BEDROOM & BATHROOM

The master bedroom has a queen size double bed, a large dresser, two bedside cabinets, fully carpeted and has it's own TV. A patio door gives access to the pool area. There is an en-suite bathroom with full shower, WC, corner bath, his and her wash basins and a large walk-in closet.

SECOND BEDROOM & BATHROOM

The second bedroom has a full size double bed, a large dresser, two bedside cabinets, fully carpeted and has it's own TV. A patio door gives access to the pool area. There is an en-suite bathroom with full shower, WC, and wash basin. This room is detached from the main part of the villa and offers privacy for guests and includes large built in wardrobes.

THIRD BEDROOM & MASTER BATHROOM

There is a further bedroom, fully carpeted with two single beds and built in wardrobes. This room also has it's own TV. A patio door gives access to the pool area. Separate bathroom has a bath, overhead shower, WC and wash basin.

COURTYARD POOL & SUNDECK AREA

The south facing courtyard pool and sundeck area is fully equipped with patio furniture and loungers to relax on after a hectic day at the parks or on the golf course.
The pool can be heated if required and has underwater illumination. Pool heat is recommended from October through to May, especially if wishing to get maximum benefit from the separate Jacuzzi / hot tub.
The villa forms three sides of the pool area, with all rooms enjoying access to it. The south side has a small wall to ensure total privacy and the remaining area is screened to keep out the flies and moths etc while still letting in the sunshine.


DOUBLE GARAGE

A door from the utility room leads directly into the garage. It can also be accessed from the pool area.
