Having 2 master bedrooms both with en-suite the villa sleeps 8-10 people and is ideal for two families travelling together. Our Villa is comfortably furnished and coupled with its location it will provide you with a relaxing base after a busy day at the theme parks or discount shopping.
For your peace of mind our local managing agent is available 24 hours per day for emergencies and during office hours for all other queries.
The accommodation comprises:
GREAT ROOM This room is fully carpeted with a bay window at the side. The main dining area is at the front of the villa and comprises a formal dining table and 6 chairs, feature light fitting, smoke detector, floral display and pictures.
The lounge overlooks the pool and fourth fairway of the golf course. The furniture comprises a 3 seat sofa bed and 2 seat sofa, with 2 end tables and table lamps, a coffee table, entertainment centre with 25" television and VCR/DVD player (Videos/DVD's can be hired from Blockbusters), Hi-fi with CD player, selection of books and games, toddlers playthings, ceiling fan, picture, floral display and floor plant.
BREAKFAST NOOK The nook has a table and 4 chairs, overhead light fitting and overlooks the pool.
KITCHEN The kitchen is fully equipped with cooker, microwave, fridge/freezer with ice maker, dishwasher, coffee maker, electric kettle, toaster, waste disposal unit, telephone, enough crockery, cutlery and glassware for 12 place settings and plenty of cooking equipment and utensils. Internet enabled TV.
MASTER BEDROOM Fully carpeted with a queen size bed, 2 bedside cabinets, table lamps, a chest of drawers, 19" television, mirror, clock/radio, telephone, floor plant, floral display, picture and smoke detector. There is also a door leading to a large walk in closet and patio doors leading to the covered lanai and pool area.
EN SUITE BATHROOM This bathroom has an external door leading to the pool area, washbasin, large walk in shower, toilet, a lit large mirror and vanity unit.
MASTER BEDROOM 2 fully carpeted with a queen size bed, bedside cabinet, table lamp, chest of drawers, 19" television, clock radio, smoke detector, picture, greenery basket and large fitted wardrobe.
EN SUITE BATHROOM Comprising bath with shower attachment, toilet, basin, large lit mirror and vanity unit.

INTEGRAL GARAGE a door at the back of the garage leads directly into the corridor behind the kitchen. Apart from the air conditioning unit the garage also contains the washing machine, tumble drier, laundry basket, iron and ironing board, clothes airer, vacuum cleaner. Children's buggy and highchair. BBQ & mat for use on pool deck.
PATIO AND COVERED LANAI This south facing area is fully screened and overlooks the pool, jacuzzi and golf course. The patio has outside lighting and furniture includes a patio table, sun umbrella, chairs, sun loungers and plastic glasses/plates/ash trays.
SWIMMING POOL The pool and jacuzzi are within the screened patio area and is protected by a safety fence. This is removable for adult only parties but current law states it should be kept in position if children are present. The pool has built in lighting and heating which is necessary during the winter months. The pool has built in steps and handrail at one end. It is serviced and maintained by our management company on a regular basis. Pool/ jacuzzi heat is available if required at $125/$50 USD per week. Relax and enjoy yourself in your own private pool overlooking the 4th Fairway. Perfectly positioned to catch the sun throughout the day and complete with sun loungers, table and chairs for enjoying the beautiful evening sunsets.
SHOPPING Just outside the community (within walking distance) there is a variety of shops including a 24 hour Wal-Mart, 2 chemists, bank, several well known fast food chains, petrol station, hairdressing salon and 2 video hire shops. A new state of the art hospital is within a 5 minute drive on the US 27 towards the Interstate 4. Disney World is 20 minutes away; Eagle Ridge Mall is 10 minutes away.
RECREATION Southern Dunes is one of America's top 100 golf courses designed by Steve Smyer based on the Scottish links courses. Discounts on green fees and the driving range are available for our guests. Other facilities include the free use of the clubhouse with a restaurant and bar, tennis courts, large communal swimming pool, fishing lake, gym and children's play area.
Southern Dunes is the perfect base for a Disney vacation, providing a quiet haven for your return after a tiring day at the parks or for those who just want to relax away from the hustle and bustle.
The management company is located close by, should you need any assistance during your stay. Pool heating is optional at an extra charge.
We will provide you with full directions from the airport (either Orlando, Tampa or Miami) and also villa entry instructions including burglar alarm codes.
SAFETY AND SECURITY

- There is a safety fence between the villa and the pool, which will prevent youngsters running from the house into the pool. This fence can be removed if not needed.
- Gated security entrance to the southern dunes community after 6pm
The villa in conveniently located on U.S. Highway 27, only a short drive away from the 192 and minutes from the I4 the principle routes in and around the Orlando area.
All of central Florida's major attractions are within a short drive, being only 7 minutes from Interstate 4; at peak times you will miss most of the queuing to enter the Disney Parks on Highway 192.

Just outside the club there is a Wal-Mart superstore (which sells virtually everything extremely cheaply) a bank, petrol station, various restaurants and take a ways and a hospital only 5 minutes away.
