The house is all on one level, so no stairs to worry the elderly or very young. It's one of the biggest 4 bedroom vacation homes you can rent in the Orlando area (2500 sq ft of living space), and the largest at Southern Dunes.

"The Palm" benefits from two totally self-contained master bedroom suites and is the only one of its design on Southern Dunes. It was originally built as a private home, so it has custom finishes and many upgrades unusual in a vacation rental. It has a lovely designer-decorated interior - and unlike many Florida pool homes, enjoys a COMPLETELY private swimming pool & in-ground Jacuzzi Spa, with an extra-large South-facing sunbathing and al-fresco dining area in a sheltered courtyard setting.

"The Palm" is located right on the 16th Fairway of the Southern Dunes Golf Course; a door leads from the Living Room so you can step outside and enjoy a stroll around the course, or simply relax on the large comfortable swing chair provided and enjoy the lovely views in the evening sunshine.

IDEAL LOCATION

The quiet, mature community of Southern Dunes Golf & Country Club is in an ideal location - an easy drive from Disney and the other Orlando attractions - but well away from the hustle & bustle. For your peace of mind access to the community is via a manned 24 hour security gate.

When you stay at Southern Dunes, in addition to playing golf you can enjoy the facilities such as the stylish Club House with its bar and restaurant, 3 swimming pools, fitness room, tennis courts, fishing in the lake, bike paths and children's play area.

You also have the true convenience of a 24/7 Wal-Mart Superstore within walking distance, just outside the community gate, along with a gas station, pharmacy and many eateries.

IMAGINE YOUR VACATION AT "THE PALM"........

A key feature of "The Palm" is the COMPLETELY private pool and spa - you are completely out of sight (and hearing!) of your neighbouring holiday-makers. The extra large deck faces south and so gets the sun all day, all year round.

The pool and spa are solar heated, but additional electric pool heating is available if required (recommended during October - April). We have installed a (removable) pool security fence for your peace of mind if you have young children playing around the pool area.

We have furnished the pool area an extra outside living room - there is a full-sized dining table, and lots of luxury padded loungers and armchairs plus another small round table. Plants, ceiling fans, the built-in electric barbeque, music speakers and adjustable atmospheric lighting will all add to your enjoyment of Floridian outside living.

You'll sleep well in the beautifully-decorated king and queen-sized bedrooms with their own en-suite bathrooms (lots of privacy for two couples traveling together)- each of these bedrooms has direct access to the pool area. Two good twin bedrooms (without pool access) share the third bathroom. ONE OF THE TWINS CAN BE CONVERTED TWO A SECOND KING BEDROM IF REQUIRED - IDEAL IF 3 COUPLES ARE SHARING. All the bedrooms have their own TV and DVD player.

You can spread out and be totally comfortable in the two spacious living and dining areas. There is full air-conditioning AND ceiling fans in all rooms. A sophisticated, integrated sound system pipes your favorite music to all main rooms, including the pool area!

In one of the living areas we have provided a full size professional slate-bed billiard table, which is great fun when you just want a quiet evening in and may even tempt the children away from the TV or PS2!

The fully-equipped kitchen with its black granite worktops and separate laundry room make life that much more pleasant for when you have to make the effort to cook or do some laundry.

For formal eating occasions, there is a lovely separate Dining Room with marble-topped table and upholstered chairs.

There is unlimited high-speed Internet access for your laptop so you check your e-mails anywhere, even out on the pool deck. You can make free local phone calls from the house phone.

It's an easy stroll to the Clubhouse with its excellent restaurant & bar (breakfast and lunch). Less than 5 minutes drive (or you can walk - if you feel energetic!) to a 24 hr hypermarket, other shops & restaurants. There are at least 10 other Pay & Play Golf courses nearby; so keen golfers could play a different course everyday.

As English owners we visit ourselves at least 3 times a year to ensure that the villa is continually upgraded and maintained to our very high standards.

Rates include all local and state taxes, utilities, solar heating for pool/spa, bed linen, towels, unlimited high speed internet access, local phone calls, use of safe. A child's cot (crib), stroller and high chair are available free of charge if required.

Electric heating for the pool and in-ground spa is $200 per week from October-April and is not optional during these months. From May-September, due to the solar heating, pool/spa heating is not normally required, but is available if required at a discounted rate of $100 per week.

There is a cleaning charge of $110 for stays of 7 nights or less.

A 20% deposit will secure your booking, this must be paid by credit card or Paypal. The balance becomes due 10 weeks prior to your arrival. Payment must be made in full at the time of booking if arrival is less than 10 weeks time

Your balance payment may be made by $ cheque; Bank Transfer;VISA, Mastercard or Paypal.

A security bond of $500 is required with your final balance, this will be normally be refunded within four weeks of your departure, assuming no damage or loss at the villa.
