Our luxury home is situated on the brand new gated community of Magic Landings on US 192 ideally located for easy access to all the main attractions.

The villa has 2 Full master suites and therefore ideal for two families sharing, no tossing the coin for the main suite.

Having an extended deck area, the pool and spa area (the largest pool and deck on the sub-division)receives the sun throughout the day, but there is a lanai (covered porch)to provide shade from the sun when required.The whole pool and extended deck area is fully screened to keep the bugs at bay and overlooks a conservation area. Also offers privacy due to position.

INSIDE THE VILLA

GREAT ROOM - Is full furnished wth two comfortable sofas and armchairs, coffee table and occasional tables with large television connected to satelite for a wide range of viewing.
Also included is a DVD and Video player for those lazy nights in when you wish to watch a movie and have take out.
There is a PLAYSTATION 2 for your extra enjoyment with a selection of games.
We have also installed a Music system.

MASTER SUITE - The master suite has all the comfort you could dream of with its large bed and amoire. There is a walk-in dressing room and en-suite bathroom with 'his & hers' sinks, large corner bath and seperate enlarged shower and separate toilet.
In here there is a T.V. linked into satelite viewing.
This room has pool access and views over the pool deck and conservation.

2nd MASTER SUITE - is furnished as above but does not have the bath, in its place there is a large shower.
Again T.V. linked to the satelite system.
This room also has private pool acess and excellant views over the conservation area.

BEDROOM 3&4 - Consists of twin beds and wardrobes and both these rooms share a 'Jack & Jill' style bathroom.
Both rooms have a T.V. and DVD system not linked to satelite, to allow the younger guests to watch their movies/cartoons in peace.

A cot(crib) is provided at no extra cost, along with a high chair and stroller.

KITCHEN - the kichen is fully fitted with electric cooker and hob,it has a microwave,fridge/freezer with filtered water and ice maker,toaster and coffee maker along with all the utensils you need,and also a plastic version for when you wish to dine outdoors & poolside.
We also have a breakfast bar for those who wish to purch and snack or just chat to the chef whilst dinner is being organised.

DINING AREA - There is a large table to seat the full family for those days you choose to eat indoors.
A high chair is provided at no extra cost.

UTILITY ROOM - A separate room off the kitchen has its own washing machine,dryer and iron and ironing board. Also avaiable separtate drying facilities within the garage.

We have local phone calls available free, with easy use of the phone card calling system, we also offer easy connection to local internet providers. Please ask for further information. We also provide an answermachine so that family, friends and others can keep in touch.

OUTSIDE THE VILLA
There is a oversized 29'X 15'swimming pool and also luxury whirlpool spa, situated on an extended deck area.
For your ease and comfort the spa is operated from a switch on the deck area so there is no need to leave the pool deck.
**NEW** the spa is also fitted now with a device to give extra bubbles for exxtra relaxation.
As per florida law we have installed hard wire door alarms which cannot be removed or turned off, but alert you to the doors being opened both inwards and outwards.
The whole pool and deck area are fully screened to protect you from the bugs, but still allowing you to tan.
With the exteneded deck we receive the sun throughout the day but if you require a break from the sun, there is a lanai (covered porch).
Behind the pool area is a larged grassed lawn,backing onto a conservation area, so you are not overlooked when in the pool and with its exended deck and positioning on the cul-de-sac it receives SUN through out the day.

To the front of the house is off road parking for two cars and a double garage.

We also have an excellent management company that will endevour to help with any other requests 24hrs a day at no charge to the guest.
